1. Scope

These terms apply to use of dock38.com and to direct reservations made with DOCK 38 I.K.E.. If a reservation is completed through Booking.com, Airbnb or another third-party platform, that platform’s booking terms, payment flow and cancellation conditions also apply.

2. Accommodation service

The service purchased is temporary accommodation at Dock 38 Suites at 38 Mitroou Street, 185 37 Piraeus, Greece for the dates, apartment category, occupancy and rate confirmed in the reservation. No physical goods are shipped.

3. Prices, currency and statutory charges

Unless the checkout states otherwise, direct reservations are priced and charged in euros (EUR). Before payment, the customer will be shown the accommodation price and any taxes, fees or mandatory statutory charges collected through the booking flow. Any lawful charge payable separately at the property will be disclosed before the reservation is completed wherever required.

4. Reservation confirmation

A direct reservation becomes binding only after the payment or payment guarantee required by the selected rate has been successfully completed and a confirmation has been issued. An unsuccessful payment attempt does not create a confirmed reservation.

5. Guest information and occupancy

The lead guest must provide accurate contact and booking information and must have legal capacity to enter into the reservation. The maximum occupancy and any apartment-specific restrictions shown during booking must not be exceeded.

6. Check-in, check-out and identification

Confirmed check-in and check-out arrangements are provided in the reservation confirmation or pre-arrival message. Guests may be asked to present valid identification and any information required under Greek law.

7. Use of the property

Guests must use the accommodation responsibly, respect other occupants and comply with safety instructions and house rules communicated before or during the stay. Unlawful activity, unauthorised parties, deliberate damage and serious disturbance are prohibited.

8. Damage, deposits and additional charges

If a security deposit, card pre-authorisation or additional charge may apply, it will be disclosed before booking or requested only where permitted by the confirmed terms and applicable law. Guests may be responsible for documented damage or exceptional cleaning caused by them or members of their party.

9. Changes by the guest

Requests to change dates, occupancy or apartment category are subject to availability, the selected rate conditions and any resulting price difference. A requested change is not effective until confirmed in writing.

10. Changes or cancellation by Dock 38

If Dock 38 cannot provide the confirmed accommodation because of a material operational issue, we will offer a reasonable alternative where possible or refund amounts paid directly to us for the unavailable service. This does not limit any mandatory consumer rights.

11. Liability and force majeure

Nothing in these terms excludes liability that cannot legally be excluded. Dock 38 is not responsible for disruption caused by events outside its reasonable control, but will take reasonable steps to communicate and reduce the impact on confirmed guests.

12. Governing law and complaints

Direct reservations are governed by Greek law, subject to any mandatory consumer protections that apply to the guest. Complaints should first be sent to info@dock38.com so that we have an opportunity to resolve them.

The specific rate conditions shown before payment and in the confirmation form part of the booking contract. If a rate-specific term conflicts with a general statement on this page, the clearly disclosed rate-specific term applies to that reservation.
